We need two things to create a first draft of the deed of division.
Step by step
The goal is a declaration of division according to the German Condominium Act (WEG), which we always prepare with a draft. You will receive the draft completely formulated from us by e-mail or mail. First of all, we need information about the property, i.e. where the property to be divided is listed in the land register and how the property is to be divided (partition plan with co-ownership shares for each separate property). In addition, we need to know which persons are owners or have rights to the property; the information from the identity card is sufficient for the time being. As a rule, you will not receive the draft until the details are in place - be prepared for queries or come to us for a meeting.
We do not want to keep you waiting! And yet: Good preparation always pays off!
Until the notarization
We want you to be able to close promptly and do everything we can to make that happen. We use the time until notarization to put the text of the deed into final form. Our staff will contact you if there is anything that needs to be clarified. Do you have any requests for changes or comments: Your employee is there for you!
Often, the division alone is not enough. Do rights have to be secured in the land register or do you need bank financing for the conversion or extension? Talk to us in time, we can do a lot in one appointment and you save time.

Specifics
If apartments are to be sold after the division, special conditions apply! If a private person buys from an entrepreneur, we may not certify until 14 days after the draft has been sent. This is required by consumer protection. We cannot avoid this; please plan for it!
Companies must comply with special information requirements in addition to the register information we obtain. We will guide you, but we can't do it without your input.
Attention. Subdivisions may be subject to further approvals in some regions and locations with a tight real estate market. The sooner you let us in on your overall plan, the further we can see.
After the certification date
is before the fulfillment!

It is not enough that the division is notarized. The deed must be fulfilled. We will take care of that.
Please take into account that the creation of the new land register sheets takes processing time at the court.
